Energy Performance Certificates

Energy Performance Certificates are used to rate the energy efficiency of a property. Based on a scale of A-G, a house will be tested against certain criteria to determine the average energy efficiency level.

With A being the most energy efficient and G the least, this means the higher the rating, the more energy efficient a home is, which leads to reduced energy bills.

Why do I need an Energy Performance Certificate?

A valid Energy Performance Certificate is legally required when a property is sold, rented or constructed.

An EPC rating informs people how energy efficient a property is. This must be carried out and produced by approved Domestic Energy Assessor.

For ECO grants, including Cavity Wall insulation, loft insulation and Suspended floor insulation - an EPC rating will need to be produced for the property alongside a Retrofit assessment survey.

What's involved in an EPC?

In order to produce an Energy Performance Certificate for your home, an assessor will need to carry out an energy assessment. This will mean they will need to:

• Access all rooms of the house (including the loft)
• Take measurements
• Take photographs
• Inspect current heating systems and controls
